Part 5 of the Housing Act 2004 introduced major changes in the way homes are bought and sold. From 1st June 2007 all home owners in England and Wales have needed to arrange for a Home Information Pack (HIP) to be prepared before putting their homes up for sale.
The Energy Performance Certificate – Section H of the Home Condition Report – is required and is based on a short-form SAP calculation similar to the SAP required by the Building Regulations. It too focuses on improving energy efficiency ratings and improved environment (CO2) impact ratings
The Energy Performance Certificate has become increasingly important over time as people realise that it will affect the value and saleability of their homes.
